A returning landlord in Isleworth got in touch because a patio door at one of his properties would no longer latch properly and had become very draughty.
The door had been neglected for long enough that several parts needed attention rather than one small repair.
The existing lock, handles and full-length multipoint mechanism all needed replacing.
Before fitting the new hardware, I corrected the door alignment. Fortunately the hinges themselves did not need replacing, and a proper heel-and-toe adjustment brought the door back into a much better position.
The required parts were ordered for the following day.
I returned, fitted the replacement lock, handles and full-length mechanism, then made the final adjustments needed for the locking points to engage correctly.
The patio door was then closing, latching and locking properly again, with the draught problem also addressed by the improved alignment.
